Each Tax Depreciation Schedule prepared by Melbourne Tax Depreciation is the work of a qualified, registered Quantity Surveyor with extensive experience in property depreciation. We do not delegate our inspections or reports to unqualified staff or sub-contractors.

Before preparing a schedule, we consult directly with each client to ensure we have a thorough understanding of the property — its construction history, purchase date, improvements made, and any special features that may affect the depreciation calculation. This consultation process ensures that no claimable deduction is overlooked.

Accuracy and ATO Compliance

All schedules are prepared in strict accordance with the Australian Taxation Office's requirements, applicable Tax Rulings on the effective life of depreciable assets, and current legislation including the Treasury Laws Amendment (Housing Tax Integrity) Act 2017.

We apply the most advantageous depreciation method — Prime Cost or Diminishing Value — for each asset as permitted by the ATO, always within the boundaries of what is legally claimable. We do not inflate or fabricate deductions. Our schedules are designed to withstand ATO scrutiny.

Continuous Improvement and Professional Development

Tax legislation, ATO rulings and property regulations change regularly. Melbourne Tax Depreciation maintains current membership of the Australian Institute of Quantity Surveyors (AIQS) and the International Cost Engineering Council (ICEC), ensuring our principal remains at the forefront of industry developments.

We actively monitor changes to depreciation legislation and ATO tax rulings, and update our processes accordingly. When changes affect existing clients, we provide proactive advice wherever possible.

Client Satisfaction and Follow-Up

  • The schedule has been received and is understood by both the property owner and their accountant
  • Any questions arising from the schedule are answered promptly and thoroughly
  • Clients are advised of any legislative changes that may affect their deductions in future years
  • Amended schedules are prepared where a client's circumstances change (e.g. property improvements, change of use)
